What we Charge

Our Landlord Fees are laid out below


Ready to Rent Management offer two choice for Landlords when it comes to renting your property.

 

Set up New Tenancy (no ongoing Management)

£300.00

This service includes:

 

  • Advertising your property
  • Booking appointments with potential tenants
  • Holding viewings at your property
  • Collecting a holding deposit from the applicant (usually 1 weeks rent)
  • Processing the application for the successful applicant
  • Reference checks carried out on the most suitable applicant
  • Signing and processing the tenancy paperwork (and guarantor paperwork if applicable)
  • Liaise with the Council regarding the new tenants
  • Advise relevant utility companies of the new tenants

 

 

Monthly Management of your Property

£45 pcm or 10% of rental (whichever is the higher amount)

This service includes:

 

 

  • Ongoing monthly rental collection
  • Monthly landlord rental statements
  • 3 Monthly property inspections
  • Handling of any tenant issues
  • Renewal of tenancy (subject to clause 3.2 of the Ready to Rent Management Agreement)
  • Arranging of maintenance and repairs to the property
  • End of tenancy check out procedure
  • Advise utility companies of end of tenancy date and meter readings (where applicable)
  • Advise Council of tenancy end date

 

 

 

Additional Fees under the Monthly Management Plan

New Tenancy Fee (this covers the below work)

£200.00

Annual Gas Safety Check

£80.00

 

This check will be arranged and carried out by Ready to Rent Management, along with our Gas Safe contractor.   The Gas Check will be carried out every year with a copy held on file as well as being given to the tenant.

 

 

Electrical Conditioning Report

£250.00

 

The electrical conditioning report is valid for 5 years.   The cost of the report is £225.00 with our landlords being notified if there is any remedial work required to the property.  Ready to Rent Management will be able to provide a suitable quote to the Landlord for any necessary remedial work.

 

 

EPC 

£80.00

 

The EPC report is valid for 10 years and is necessary for renting a property.  
This check will be arranged and carried out by Ready to Rent Management, along with a specialised contractor.   

 

We are members of the Property Redress Scheme (PRS),should you have any complaints, please contact them directly.

We are fully insured to hold client money through UKALA adn have a dedicated fully insured Client Account.
